How do you determine the rental price for my property?

We conduct a detailed rental market analysis using comparable properties in your area, current demand, and seasonal rental trends. This ensures your property is priced competitively to attract quality tenants while maximizing your return.

How do you screen tenants?

We use a strict screening process that includes credit checks, background checks, employment verification, rental history, and income requirements. Our goal is to place reliable tenants who will pay on time and treat your property like their own home.

What happens if a tenant does not pay the rent?

We follow a clear rent collection policy with reminders, late fees, and if necessary, legal steps in accordance with Pennsylvania landlord-tenant laws. We promptly handle the process on your behalf to protect your income stream.

Do you handle evictions?

Yes. While our screening process reduces eviction risk (less than 1% for tenants IPM places), we handle the entire process if needed — from proper eviction filling to attending court hearings to lock out.

When do I receive rental income?

Owner distributions are processed monthly, directly deposited into your bank account. You’ll also have access to an owner portal with real-time financial statements. If elected, paper checks can be sent via mail.

How often do you inspect my property?

We perform a detailed move-in and move-out inspection with photos, plus yearly inspections. If preferred, we can perform additional inspections at owner request.

How are repairs handled?

At IPM, we handle most repairs with our in-house technicians to keep costs low for homeowners. Tenant requests come through the online portal for fast response, and when outside contractors are needed, our vetted network provides quality work at competitive rates. All repairs are detailed on your monthly statement, and we’ll notify you of any major issues that would require approval.

What if my property requires an emergency repair?

IPM offers 24/7 emergency maintenance so you can rest easy knowing urgent issues are handled anytime. Our on-call team quickly addresses true emergencies and stabilizes less critical situations until they can be resolved during normal business hours—saving you unnecessary costs.

What happens if I want to sell my rental property or buy more?

We’re happy to assist whether you’re selling your rental property or looking to acquire more. We often connect with other investors seeking opportunities, and if you’re expanding, we cover a large territory and can likely manage any new properties as well.

Do you manage Section 8 rental properties?

Yes, we do! Our team has extensive experience working with Section 8 tenants and understands the program’s requirements. We handle all aspects, including paperwork, inspections, rent collection, and communication with the housing authority, ensuring a smooth process for both owners and residents.
